Pruksa Holding has announced its Q1 2025 performance, reporting total revenue of 3.705 billion baht as it aggressively expands across all segments of real estate while also advancing its healthcare business to become a leader in wellness residences. This approach combines quality living with sustainable health services, enhancing the concept of "living well". In response to government measures in Q2, the company is launching the "Bingo Gold" campaign, offering customers various benefits including chances to win prizes, free transfer fees, and additional discounts, making it easier to own homes and condos.

Mr. Thongma Vijitpongpun, Acting CEO of Pruksa Holding Public Company Limited, stated that despite challenges in the real estate market due to sluggish purchasing power, high loan rejection rates, and delays in buying decisions in Q1 while awaiting government measures to ease LTV regulations and reduce transfer and mortgage fees, Pruksa Holding has maintained a strong revenue structure and effectively controlled costs. This resulted in a total revenue of 3.705 billion baht in Q1 2025, with a gross profit margin of 30.6%, attributed to tight expense management in marketing, personnel efficiency, and financial costs. The company also reported a low net gearing ratio of 0.3 times, reflecting a focus on investing in core businesses that create real value and effective cash management.

Mr. Thongma further discussed the progress of the CapitaLand Wellness Fund (C-WELL), which invests in assets promoting health and sustainable living under the concept of "living well". This collaboration with CapitaLand involves joint investments in the company's core businesses and expanding hospitality capabilities into the hotel sector. This strategy aims to promote new business investments, diversify assets, and generate consistent revenue for Pruksa Holding. The fund has made progress on several projects, including: 1) The Lyf Bugis Hotel in Singapore, set to fully open in Q2 this year; 2) The Palm Residences in Praduk, valued at 2.83 billion baht with 57 units, construction completed and transfers starting in March; 3) The Reserve Villa Sukhumvit 89/1, a premium pool villa project valued at 1.6 billion baht with 26 units, designed by A49, currently under construction and expected to transfer in Q4 2025; and 4) Vimutt Hospital Thonglor, a specialized orthopedic hospital in a high-potential location, expected to open in 2027.

Mr. Thira Thongvilai, CEO of Pruksa Real Estate Public Company Limited, reported that in Q1 2025, Pruksa Real Estate achieved transfer sales of 2.888 billion baht, despite impacts from customer decision delays awaiting new government measures and no new condo transfers during this period. However, he anticipates improved transfer figures in Q4 with four new projects ready for transfer, totaling over 10 billion baht. The company recorded sales of 3.389 billion baht in Q1 2025, a 19% increase from Q4 2024, driven by the launch of five new projects across all segments, including townhouses, single houses, and condominiums at price points appealing for both actual living and investment. This includes two townhouse projects priced between 3-5 million baht, two single house projects in the same price range, and The Palm Chaeng Watthana-Chaiyaphruek starting at 15 million baht. Additionally, one condominium project, Chapter One Nord Ram Inthra, valued at 1.76 billion baht with 632 units priced between 2-3 million baht, builds on the success of the first phase.

The company also has a backlog of sales valued at over 4.378 billion baht and ready-to-move stock totaling 6.781 billion baht, with over 80% priced below 7 million baht, which will benefit from government stimulus measures in Q2 and can generate immediate revenue this year. For new project launches in Q2 2025, Mr. Thira announced the introduction of three projects, including the Patio brand townhouses and Passorn brand single houses, priced between 5-15 million baht, which continue to attract interest. In Q3, the company plans to launch the Chapter Charoenkrung Riverside project, located along the river in the heart of Charoenkrung, offering exclusive privacy with only 100 units, set in a prime riverside location amidst natural surroundings, featuring luxurious design and high-end amenities suitable for both living and investment.

“Additionally, we are committed to sustainable and robust growth by enhancing strategic partnerships that promote health-oriented living, focusing on developing products and services that tangibly address health and quality of life. This marks a groundbreaking shift in the real estate industry with the introduction of a new concept of living under the wellness residence concept, aimed at sustainable quality living, "living well,"” Mr. Thira added.

In the healthcare sector, Dr. Suwanit Chaiyachai, Director of Vimutt Hospital, reported that the hospital's healthcare business generated total revenue of 513 million baht in Q1 2025, a 3% increase compared to the same period last year, despite being a low season for hospitals and some patients being concerned about co-payment. Vimutt Hospital Phaholyothin continues to grow in high-value service areas such as surgery, internal medicine, orthopedics, emergency services, and pediatrics, along with an increase in insured patients and foreign patients from Australia, China, Cambodia, and Myanmar.

For Vimutt Hospital-Theptarin, which recently celebrated its 40th anniversary, although revenue decreased from last year due to social security patients awaiting renewal, the renewal has now been completed, and the hospital has effectively controlled expenses.

Dr. Suwanit further mentioned that the main contractor for the Vimutt Hospital Thonglor project will be announced in May, with the hospital expected to open in Q1 2027.

As for the development of specialized centers at Vimutt Hospital Phaholyothin, including the lung health center, gastrointestinal and liver center, cardiovascular center, and brain and nervous system center, renovations are currently underway, with services expected to launch in Q2 2025, which will further enhance revenue for Vimutt Hospital.
